Hello dear forum
we want to build a single-family house on our plot in Bavaria (86***) and have contacted a local house building company that offers turnkey wooden houses (including floors and painting work). We want to delegate as much of the organization as possible and not contribute any own work because we neither have the time nor the craftsmanship skills. Additionally, we currently live 2.5 hours by car away from the construction site.
The key data are:
We have received the following total cost estimate, which is given with a variance of ±15%.
Do you think this is realistic? Should I rather add the 15% (approx. €100,000) to my expectation?
The next step would be a design contract with their architect for which they charge €6,000, which will be credited in case of commission. If we decide not to build the house with them, we will probably get all documents and plans to approach other house building companies with them (no idea how realistic that is...).
Since I bought my first house completely from a developer, this design contract surprised me a bit, is this common practice? Are the €6,000 okay? In the end, you are already committing quite strongly to the company before you have even seen the final fixed price.
