Hello first of all,
I have a somewhat strange concern. I am 24 years old and will soon finish my training. At the moment I still live with my parents, but that is supposed to change soon. Now it is rather normal to move into a small apartment first, but I would prefer a plot of land with a small house/bungalow. Financially actually rather impossible.
However, an acquaintance suggested the following combination: cheap plot of land + living container. Now I have looked around a bit and am not entirely convinced by the living containers. I just can't imagine that these thin sheet metal walls insulate well. Besides, it seems not to be possible to work on the containers yourself (installing windows or doors). Another problem would be the connection of several containers (doesn't heat get lost there?) and the issue of rust. Does anyone have experience with that? At first I thought it was a total crazy idea until my father said that 90% of the garden sheds in our area are exactly such containers with cladding. So it somehow seems to work. Also kindergartens and hospitals are said to have been built like that.
Used living containers can be bought for under €1000. Finished processed ones (with windows, hallway, and door) for about €5000-6000. Delivery about €2 per km. So relatively cheap.
Now some information on the topic of craftsmanship and finances. First: we have scaffolding builders, gardeners, master painters, and generally skilled craftsmen in the family, so we can do a lot ourselves. My savings are very low. Currently I have saved €13,000. I don't want to borrow more than another €20,000 – 30,000. In our area, there are always cheap building plots/garden plots with a building permit. For example, an 800 m² plot with water/sewage and electricity for a purchase price of €12,000.
I would be very happy if you had tips, advice, or answers on the subject of living containers and, of course, also general feedback on the idea. Thanks in advance.

Hello Dennis,
Residential containers as temporary buildings are already common, also as garden sheds, etc. But using a residential container as an apartment/house is something different.
The 40mm thick sandwich panels as exterior walls obviously do not meet building code requirements for Minergie / energy saving regulations – so improvements are definitely needed, this concerns all comprehensive surfaces: exterior walls, floor, roof, windows, and exterior door.
It is technically feasible, but questionable is the technical effort to energetically retrofit a construction site office container.

For finished container houses that meet the energy standards of a conventional house, I have seen offers for €1,500.00/m² plus €3,000.00 for the energy certificate and about €9,000.00 transport costs (loading and unloading, the transport itself, and police escort).
You can now calculate what a container house would cost; let’s take 50m², which would correspond to a one-room apartment:
50 x €1,500 = €75,000
+ heating demand calculation/energy certificate €3,000
+ transport costs €9,000
That would be €87,000 in total.

For that, you can also get a corresponding condominium, of course without the special residential character and without the "all mine" feeling.

If you buy used office containers and combine them (2-3 20m² containers), these are also available with bathroom and kitchenette, and then adapt them constructively to the relevant laws, that would probably be a cheaper undertaking; but I can’t say in general what technical effort you would have, or what would be technically feasible at all. Above all, you have to assume that used containers are already damaged (rust in the floor area and on the corner posts and in the roof area) and would have to be refurbished first.

I like the idea itself; one could consider whether a creative architect could also manage to build a prefabricated house in container construction cheaply.
