The range of your questions seems quite confused to me - could it be that you are simultaneously pursuing dozens of different alternatives?

Please do not forget, without a basement you need significantly more space on the ground floor (laundry, technology, storage areas,...) Unfortunately, I cannot tell you how much our basement effectively costs more, as we did not have a house offered to us without a basement, but I estimate additional costs of 30-50k. Floor coverings, screed, electrical work,... are also required in the additional above-ground rooms.

We paid about 80k more for our 50m2 basement apartment, the contract was from 2014. Without the basement, it wouldn’t have been worth it because of the sloping property. If you want to rent out the basement, you need a separate controlled residential ventilation system, the pipes are surface-mounted and require an installation level, at least those on the exterior wall, depending on the property you need an additional light well otherwise it will be dark. Additionally, a minimum room height of 2.4m.

If building residential space above ground already costs 2000€/sqm and more, why should it be cheaper underground with the same quality?
