Request for additional documents for the preliminary building inquiry

Greetings,

I have submitted a building inquiry for our single-family house to the responsible building authority. Now the following has been requested:

"[Lageplan nach BauVorlVO auf der Grundlage der Liegenschaftskarte mit maßstäblicher Einzeichnung des geplanten Einfamilienhaus sowie den Abständen zu den Grundstücksgrenzen sowie der Unterschrift der Antragsteller]"

I did search online but didn't find anything useful, could you translate for me exactly what they want there?

Are you sure that you have submitted a BVA?

What the building planning office is demanding from you is a "surveyor's preliminary site plan," in which the surveyor must draw in your house structure; this is normally part of the building application. That it is also required for private inquiries - to be honest - is new to me; unless the responsible clerk is new to their position, or one of those you can trick easily ;)

If the clerk will not be dissuaded from their demand, you will have to commission your architect to create floor plans, elevations, and sections. Subsequently, you must have your surveyor create the preliminary site plan. If it can comfort you - you will need these documents for the later building application anyway; so it is - provided that all information from the textual stipulations of the development plan is complied with by the parties involved, or, if it concerns § 34, the surrounding development has been taken into account - not "money thrown away."

Procedure according to the Building Application Ordinance without an authorized architect???

It also happens to me from time to time that builders submit preliminary inquiries,
it gets especially interesting when they do not even know the laws and regulations and "shoot themselves in the foot" in advance.

It is particularly annoying for me when my work then increases and costs have also been incurred.

There is no saving anyway. The planner usually does not receive an hourly wage.
