Rental house - prefabricated house or "conventional" brick construction

As I said, with the very large (mentioned) companies it is usually difficult to change anything. A smaller or medium-sized general contractor will primarily build single-family houses, and with us, as mentioned, you can submit individual plans for all, which are then "zoomed" to the grid. That all houses look the same in your area could also be due to the regulations or development plan? Here, 3 general contractors each built several houses in the area, and I would not dare to say which one is whose if I didn't know. Seriously, you don't seriously want to tell me that massive houses basically and always look the same?

Well, the general contractor I chose would probably build something similar to one or two existing rental buildings of his. He already mentioned those to me as "reference objects." I actually didn't want to present my own plan. I can't design an apartment (at least certainly not better than a professional) and my idea was to give everything into one hand..... then no one can blame the other if something doesn't work....

One more silly question... a guest WC in a 3-4-room apartment? Necessary? The GU has included them in his apartments. Sure, practical.. but necessary? (I noticed this when he showed us various plans. I had hardly seen that in other pre-planned rental apartments.)

No, currently it is much worse, regardless of whether solid or panel: white city villa, either surface divisions in light gray and projections in carmine red or vice versa. Front door in anthracite plastic with an arched glass insert. One style fits all. Or "Tuscany" with stepped skirt tent roof. Delightfully unique.

However, I have experienced several times that laypeople did not have an eye for the "fingerprint" of a particular builder. By the way, this also exists with prefabricated house manufacturers.

If your main motive is to find an expert in rental housing construction who takes the planning idea out of his drawer: yes, then do it that way, and prefer the local contractor over the prefabricated house builder. He might even predict to the exact thousand what the cost will be.



Not uncommon in the 90 sqm class. Just build one apartment with and one without (possibly with a pantry in the same place or something). And/or two different equipment standards with the same floor plan.

I don't know if the question is allowed, but are there any sites where I can look at properly pre-planned apartments of that size? Just to get one or two ideas about what makes sense? I have already read that posting links is not allowed. Is it allowed/can one name sites? Or actually not? Or are there (maybe here) at least standard dimensions for the individual rooms that should be adhered to so that an apartment is still reasonably livable (and can be furnished)?
