Hello experts,
I recently inherited a house (110 sqm living space) built in 1958. The house is rented out. The basement outer walls are also 30 cm pumice stone. The remaining outer walls are made of 24 cm pumice stone. The house has a useful basement (without heating). Damp spots can be seen on the basement walls at various locations of the outer wall. Here I intend to have a company expose the basement walls and reseal them with a thick coating including a dimpled membrane. Additionally, I once considered insulation along with the thick coating. However, I discarded this due to the lack of heating. Furthermore, there are three settlement cracks (gap 1-2 mm, length 1-2 meters) visible on the outer wall at different heights (above the basement) and sides. The last exterior paint job was presumably about 20 years ago, so the facade is quite weathered. Now, three options are conceivable for me that I would have carried out by a specialist company.
Thank you very much for your help. Stay healthy, Mario

- [*]Fill the cracks and repaint the facade. [*]Reinforce with mesh and new plaster, so the cracks will not be visible again. [*]Insulation of the facade.
