Renovation and conversion of a single-family house with a granny flat - What do you think?

Hello everyone,

after much back and forth, we have abandoned the idea of a new build and will renovate and convert a single-family house (fully brick-clad) with a basement apartment (built in 1982).

Specifically, we are planning the following:

Basement extension in front of the house

Addition of a floor in the upper floor including a new ceiling for two additional children's rooms

Demolition of some interior walls to enlarge the kitchen

Partial demolition of the roof structure

Partial demolition of a typical, monstrous 80s chimney. It will then be used in a slimmed-down form

New heating system

Replacement of all windows and doors

Energy refurbishment of the entire roof

Renewal of all floor coverings and interior plaster throughout the house

Enlargement of an existing bathroom on the upper floor

Renewal and extension of the entire electrical installation

New underfloor heating throughout the upper floor (underfloor heating on the ground floor will remain)


New pathways and new paving of garage driveway and parking space

The entire upper floor (existing and addition) as well as the extension are to receive a ventilated facade with Trespa

What is your opinion on the changes planned so far? What works, what doesn’t?

Who provided the renovation planning? - it looks somewhat questionably professional to me:

I interpret 33 cm wall thickness as "rough construction dimension including facing bricks on the outside," monolithic. I cannot make sense of the 13 cm interior wall thickness.

The floor plans are a bit confusing; unlike the approximately north-oriented ground floor and upper floor, the basement seems to be east-oriented (?) and the staircase there is spiraled from the other direction at the start.

I don't see the demolition for the kitchen enlargement marked. In the views, I can't really tell how the existing structure and the changes relate to each other. Maybe you could add some photos.

Oops, here I am again: the house looks familiar to me, from your thread from 14 months ago.

Regarding the entrance extension, there is no mention yet of its basementing, which I also do not consider meaningful, and

in my opinion expresses somewhat more precisely how one might imagine the creation of the new children's rooms.
