Renovating an old building - where and how do we start?

Hello dear ones out "there",

we have now been carrying the wish for a home of our own for 4 years.
New build - old building / yes or no? Many viewings, fairs, show homes, etc. tomorrow we have an appointment to view an old building in my husband’s home village.
His parents knew the owners and went to school with their children.
Statement: very fine people :)
(The daughter is selling the property - she is actually a real estate agent but takes no commission)

We are very cautious, careful "beings" who think things through very thoroughly.

Now first the information about the house:
Year built 1983
Living area 140 sqm
Plot size 2500 sqm fully fenced with old trees right next to the forest
fully basemented
Garage, wash house, and two smaller outbuildings/sheds on the property
Driveway paved, rest well-maintained green area
heated with coal (!!!!!!!)
occupied until 12/2015

What we obviously still need to do:
Necessary:
new heating
new windows/doors
new roof - preferably a "roof conversion" (dormer or full additional storey)
new bathrooms (guest WC and family bathroom)
new kitchen
new floors
move walls/drywall construction

Wishes:
and if one may dream, a possible extension depending on the financing scope
and (since the house stands relatively high) a fill so that one can walk from the living room onto a terrace into the garden (so far the garden can only be accessed from the front or via the basement)

PURCHASE PRICE:
Plot including house 57,000 euros negotiable basis

We have already contacted an architect. We hope for precise planning and cost calculation from him.
We have several trades in the family (sanitary, heating, tiler, stove fitter, etc.) so a lot will be done by ourselves or the purchase price of materials will be lower.
We have already informed ourselves about funding possibilities – there are quite a few. ;-)

Why I am writing here...
We need THE insider tips. :) What must absolutely be considered??? What would you have liked to have known beforehand as experienced people?

And can you estimate what additional costs will come financially? In other words, what loan amount would you take out? I understand that this depends on many other things – I just want to get an overview! Are we naive to think that we can get by with a total of 180,000-200,000 euros??

Good evening, What that would spontaneously come to my mind now is the basic substance of the property. I do not know the location and site, nor the general prices, but what would make me a bit suspicious is the purchase price in relation to the plot size and living space. I would have the property inspected. I could also be mistaken. Furthermore, it should be taken into account to what extent renovations are even possible (statics). Regarding: "Sehr feine Leute" if I may put it that way, I would not want to rely on that alone. Sent with the handheld device

Thank you very much for the kind reply. The price per square meter for building land in the region is 13 euros! The daughter / seller said it is a very good building structure - the "Inhalt" needs renovation/refurbishment. An expert will be present at the viewing tomorrow.

But just to ask very simply... how would such an assessment proceed? So, I ask the owner tomorrow if we may visit at another time with the architect/construction planning company? They then provide me with an overview of costs and renewals/changes/conversions etc. and send us an invoice. Does the owner have to agree to this? How much does such an assessment cost?

Well, the expert checks everything thoroughly, takes moisture measurements..... Our costs were around 300 euros. Don't forget to check the electrical installation. The professionals here will surely comment. Sent with [Handapparat]

Of course the owner must agree; after all, the property of your desire is _their_ property. I'm sure you would also want to be asked if a stranger may just walk through your "four walls"?

If you want to buy an existing property, it is always advisable to commission expert knowledge (an expert). Ideally, an expert with current experience suitable to the possible purchase object.

As a layperson, you might still be able to judge whether a window or just its seal needs to be replaced. In cases such as masonry damage, your personal expertise is probably limited to the general knowledge of most people. Likewise, you probably don't know the connections between a house built in '83 and suitable window replacement. This is completely normal; we laypeople rarely deal with the professional assessment of existing properties. However, it becomes negligent if expensive damages surface after notarization, because the notary contract mostly states "bought as seen". Although this wording does not protect the seller from consequences of fraudulent misrepresentation, any investment whose scope was unknown at the time of the bank’s financing approval is always annoying.

The costs for such an inspection vary depending on which professional you commission; therefore, it is difficult to specify the exact cost. But – what do €1,000 mean in advance if it later helps you save several thousand euros? ;)
