Hello dear experts.

I have become the owner of a house with an extension. The extension was renovated in 2019 by the previous owner. The previous owner installed the insulation himself because at that time he thought the 2500€ for the insulation and plaster were too expensive... :(

I have now asked a plasterer to plaster the panels. However, he said that they are so crooked and unevenly laid that he would tear them down again. Furthermore, he cannot guarantee that the panels and the plaster will hold on the insulation if you simply plaster the panels.

As a result, the price for tearing down, re-insulating, and plastering (of almost 70sqm) has risen to almost 6000€. Do you find the price acceptable, or would you remove the insulation at all?

See pictures.

Thanks for your advice!

that really looks pathetic. Presumably the plasterer is right, however a second opinion could help (I would ask a professional painting company) whether despite many wide and slanted joints the first plaster layer, in which the mesh is embedded, could compensate for that. Between the windows etc. it also looks very unprofessional. It could well be that the insulation really has to be removed. That is not unrealistic.

Well, that was surely clearly visible at the time of purchase, just like now, I assume. You can tell at first glance that a layman did it. If the plasterer says so (request a second company/opinion!), then redo it instead of continuing to botch it and starting over again in 5 years.

At first glance, this looks terrible. At second glance, I see insulation that may protrude about 2cm more than adjacent areas. It is difficult to estimate how uneven it really is. But the plaster is certainly not meant to be applied in centimeter-thick layers. Depending on your personal aesthetic standards, I would also move the downpipe onto, rather than into, the insulation. Warning: Disposal of insulation materials is very expensive! Make sure that this is included in the price and does not have to be paid for separately on site by you. Addendum: Also consider the issue of window sills and the step in front of the door.

Thank you very much for the answers.

Total costs including disposal have now risen to nearly €9000.

Alternatively, there is the option of not using insulation and plastering directly after removing the panels. This would then be €4000. Do you think this is sensible? Info (Der Anbau ist bereits von innen und Dach isoliert. Außer dieser Wand. Fenster sind 3-Fach verglast.

Thank you for your opinion.

Technically, much is possible. Our plasterer compensated for a crooked interior wall and deviations of about 5cm with a lot of lime-cement and skill. Bear in mind, old building! That’s where you learn to package demands and feasibility into compromises. In that sense: There are realistic possibilities to make it "beautiful." But regarding insulation, even small tolerances can cause a major disaster in the long run. Not to mention this inferno in the pictures. Therefore, I consider the 9k appropriate because after that it will (hopefully) be properly repaired. From my point of view, I wouldn’t save 5000 euros now. That makes you happier in the long run.
