A gutting plus basically a new build with an architect costs roughly 3000€ plus the "architect bonus." Then the outdoor facilities – is that just the driveway or also the entire garden and landscaping costs for the whole property? We don’t know. Whole property of 2000sqm… that’s already at 750,000. Complex earthworks, disposal… a few fancier things… the architect can easily come to a justified 900,000€. What we want to tell you: a house can cost 450,000€, but if you really dig deep into the pot, also 600-700,000€ for 200sqm.
