Renewed financial planning for the bank (buffer possible?)

Hello everyone,

my wife and I have just applied for a construction loan and have now received the approval *yippee*. Unfortunately, our bank finds the financing list (additional building costs, AA) quite high. My question is now, is it allowed to list a buffer of about 11k as a position? Or is that not very well regarded? Especially with the laying + excavation of the trench + closing of the water pipe / civil engineering, we are very uncertain and have calculated accordingly 'a lot'. I have now adjusted our financing plan, but I am still very unsure. Moreover, during construction, changes and possibly adjustments inevitably occur.

But of course, you can name buffers of, for example, 10 or 15%.

However, I consider your calculation to be too low:
For the incidental construction costs, for example, the earthworks are missing. I know, these are included up to 30cm by the construction company, but that will be sufficient in 99% of cases. Even on level plots, that can easily be 10,000 euros.
Soil investigation report is missing, or does the builder pay for that?
Then standby interest can also occur... Roughly estimate 1,000 euros.
Surveying costs should also be 2 to 4 thousand.
Connection of construction power/water is okay, but what about rental and consumption costs?

The exterior landscaping also seems too low despite the EL - what about the drainage border for the house, which also costs, as well as the house pedestal...

Excavation from the house and backfilling (approx. 15k) with stable material will be carried out by the developer and is already included in the house price. The soil survey was taken over as well, and the consumption costs for construction electricity and water (only the connection fees are not) are also covered by the developer. Surveying costs do not apply either since, fortunately, we purchased the plot from the municipality in a new development area.
We have not included the standby interest because it is not co-financed by the bank. We have not yet given any thought to the drainage surround, thank you very much for the hint. We will take a look at the link, it really seems to be detailed.

... a plot of land from the municipality will also be surveyed for you. Well then: those were examples. Of course, the calculation also includes things that do not need to be financed. The bank does not want a partial calculation but wants to be able to assess the entire project. Also, be careful what is included for you. There are limits everywhere in the construction service description - the BU will not dig 3 meters for free ;)
