Hello!

we are looking for a small house and have now spotted something - but it is not officially for sale yet, so I don't have all the information.
My question is: It is a terraced mid-terrace house built in 1976. The roof has been fully developed from the beginning. Since we want to use this room as a children's room, the question is: If the insulation is not damaged, is it good enough or does it need to be improved if you don't want to melt in the summer? We want to have the roof redone anyway, but what else is important and useful to achieve optimal insulation?

Best regards

Hello,

Whether the insulation is still okay, you should ask a professional who should inspect the property on site and before purchase; from here it is not possible without a crystal ball.

And one more thing: You can protect yourself against cold, but never against heat; the only help is a room-specific air conditioner ;)

Kind regards

Ok, we'll of course have a professional take a look anyway... I just thought you might be able to estimate whether proper insulation was already done in 1976 or if there was generally poor insulation... basically whether the materials used already correspond somewhat to the more modern ones or if it's still pretty much rubbish... I'm just a bit impatient... but I guess I'll still have to wait until the professional can take a look ;-) Thanks for your answer.

In 1976, mostly aluminum-coated mineral wool was installed between the rafters. Not great, but better than nothing. At some point, a roof renovation will be necessary anyway, and then a proper insulation can be done. But without checking, no one can really tell you anything. As the building expert already wrote - without a crystal ball, it's hard to say. Regards

I would renew the insulation at the same time when renewing the roof. Over the past 35 years, a lot has changed in insulation; nowadays there are insulations in the groups WLG 40, 35, and 32, with WLG 32 being the best that the market offers. Best regards, Sven
