Hello,

we are planning to purchase or newly build a property and have questions about financing. Currently, there is approximately 40k equity and a monthly net income of ~4600€, whereby a salary can be considered a very secure income due to the civil servant status.

With what maximum total costs is a solid financing possible?

Hello Holle,

based on 35% of your net income, you could spend up to EUR 1,610 per month on your financing (the average value would even be higher at around 40-43%).

With this amount, you could currently finance approximately EUR 370,000 - 400,000, depending on the respective loan interest rate and chosen fixed interest period.

Add your equity of EUR 40,000 to this and you will know the maximum total amount of your overall costs.

Another approach would be to orient yourself on your current cold rent + the amount you are already saving monthly for your own property.
