Real price for single-family house, possibly turnkey

Hello everyone,
since I have been thinking about building a house for a few months now, I came across this forum. I have been reading up on the topic a bit over the past few weeks, especially here in this forum, but since I was (am) really absolutely "clueless," it is not that easy. By the time you know what all the abbreviations mean, you are almost frustrated.

Since I have almost no knowledge of house construction and there are only a few craftsmen in my family, we (my girlfriend and I) have decided that we want to build a prefabricated house.

After several conversations, we have now received a detailed offer from a provider. Since I don’t know if I’m allowed to name the provider, I will leave out the name for now, although of course I would be interested if anyone has had experience with them.

Here are a few key data points about our planned single-family house in Bavaria:

KFW 55 with controlled residential ventilation (Zehnder Comfoair 350) & air heat pump (Vitocal 200-S)
Usable area: approx. 180m2
Living area: approx. 160m2
Roof pitch 42° / knee wall 1.10m
Braas roof tiles, Roto roof windows, Schüco windows, etc.

Turnkey, the house (without the base slab) would cost us about 290,000 EUR.
If we deduct various self-performed work, we come to about 250,000 EUR, but you have to add the materials again here.
In addition, there is the base slab at about 30,000 EUR and the carport with garage at about 13,000 EUR.

What do you think about it? Is that a reasonable price or is it too expensive?
I would appreciate your assessment.

There are huge differences among prefabricated house providers, not only regarding the price. So it would be helpful if you wrote which provider (without posting links) you received the offer from. Then I can give you a better idea of the price/performance ratio.

It doesn't directly relate to the topic, but I always find it so cool and just ridiculous when "turnkey" houses are offered without a foundation slab. How can a house be turnkey without a base...

Oh, one more question for the OP: how do the calculated 40,000 EUR of personal contribution come about?

It is about the company Fischerhaus from Bodenwöhr. As far as I know, they build about 100 – 150 houses annually. In our area, houses from this company have been built more frequently lately and you don’t really hear anything bad.



Well, I also received the total price. But the price mentioned is only for the house from the foundation slab upwards. Additionally, I received two offers for foundation slabs from their partner companies. But I am mainly concerned with the costs for the house.



Filling, tiling/floor coverings, sanitary fixtures, interior painting, interior doors Here, however, the material was deducted! The pure material costs were also listed to me separately (about 18,000 EUR) So the offer is really detailed and clear. I can’t complain about that.

Then the price makes sense. Your provider is a reputable and reliable manufacturer of prefabricated houses. These houses are per se more expensive due to their production than solidly built single-family houses.

@ Homebuilders

Prefabricated house providers generally offer without the base plate because this trade is not part of their services or, to put it differently, it cannot be constructed in prefabricated form. Whoever buys a prefab house usually knows that.
