We have spoken with the seller. The real estate agent was present... However, we have only expressed our purchase interest to the real estate agent. We do not have any contact details from the seller.

To my understanding, the financing does not necessarily have to be finalized at the time of signing the purchase contract. What is important is that the purchase price can be paid when it is due. In terms of risk limitation, it still makes sense to have financing that is binding.

If the contract with the first interested party actually had to be postponed several times for reasons for which they are responsible, the behavior of the real estate agent does indeed make sense. It is quite efficient if the first interested party does not show up on Friday, and she is ready. I don't find that completely unreasonable, even if unusual.
