Hello,

I am currently trying to educate myself about the topic of garages. Since we will probably build a timber frame house, I would basically also agree with a wooden garage. The garage should be 6x9m in size, so a large space with a sectional door, plus a separate storage room with a door to both the garage and the garden, with a window and sockets, preferably also insulated, an unplanted flat roof is sufficient. We are building without a basement and therefore want to plan a sufficiently large storage room in the garage. If there are users here who have built a similar garage, it would be very interesting to know what you paid for it completely including the foundation etc. Unfortunately, I have no idea in which price range the whole thing is and what the price and quality differences are between wood and concrete prefabricated garages.

Thank you

I had inquired about different types of garages during the planning phase. Timber frame, among others, at Unibox-Sachsen or Systembox. Unfortunately, I don't have any prices on hand. But that was already 2 years ago and the prices have surely changed. However, you can request quotes. Timber frame garages were definitely considerably cheaper than precast concrete garages. That can easily make a difference of €10,000. Steel prefabricated garages are also rather inexpensive but often have a condensation problem, especially if you want to store things. But in the end, I took the garage from the same carpentry as the timber frame house. Then everything is from one source and the garage is built directly onto the house. With prefab house providers, something like that is probably rather difficult to arrange.

Yes, that is actually not a problem since I want to have a distance of about 1.5m between the garage and the house anyway, then a canopy between the house entrance and the garage.

So if I understand correctly, you have had a wooden garage for 2 years now and are satisfied with it? What did it cost and what are the dimensions?

Systembox has the prices on the website. We paid just under 14k for 6x6 including the baseplate and assembly. The partition wall is quick and easy to install yourself, probably cheaper that way. As far as I know, they do not include the electrical installation. But with a trusted electrician, it shouldn't cost a fortune either.

The garage (6x8m) has been standing for almost 8 months and was built along with the house by the carpentry company, but I am still busy with the house construction. So far, there is no floor in the garage yet; it will be paved later together with the courtyard. I don’t actually know the price because it was included in the overall price with the house. So far, I am satisfied. Whether it will last as long as a concrete garage, I don’t know. Above all, it has a flat roof, which also doesn’t last forever. But since the beams are visible inside, you can see moisture and react by renewing the flat roof sealing. How it behaves with the sealing in a concrete garage, I don’t know. I assume there is sealing on it as well. From the inside, the wooden studs are visible and the walls could still be insulated accordingly. But currently, that is not my plan.
