Question about renovation (plastering) of an apartment in a residential block.

The current value should be around 70,000 according to the real estate agent and the statement of someone else who knows about real estate. Comparable apartments in the area usually range from 100,000 to 130,000 €. Thus, at least 30,000 should be made up through the renovation. If I invest a maximum of 15,000, I can get 15,000 out.

So yes, I am convinced that it will be worth it. As I already said, otherwise we wouldn't be considering it. The next step is to calculate a few trades more precisely and then we can start in about a month if everything fits.

I already know what the question is getting at ;)

EVERYTHING!
Pipes, new toilet, new sink, new bathtub, new radiator. Tiles back on.

So, now comes the part that this is already half of my calculated costs.... But it won’t be like that if you do it yourself. I’ve already gone through that with two bathrooms ;)

You misunderstand me. I always do a lot myself in my own work and it is actually pure curiosity. I am not here to convert other people and I think you have already thought about it yourself [emoji106]

Oh, and actually I mean overall in the apartment. I estimate the material costs for the bathroom to be around €3000 depending on the price segment.

I just realized that I misunderstood your question.

So, besides the bathroom, the following still needs to be done:
Complete electrical work (empty conduits present, but more are needed since there are relatively few sockets, new fuse box because the old screw fuses are still there, lay the telephone line flush because it is currently surface-mounted)
New radiators
3 x windows + terrace door new including roller shutters
New floors
Remove wallpaper and either put on new wallpaper or possibly plaster.
New tile backsplash in the kitchen
Restore and repaint door frames and doors.

That's roughly it.
It is a 47 sqm apartment.
