Purchase interest DDR Building "Altmark" and inquiries about asbestos boards

Good morning,

my name is Sepp and my family and I are interested in a property. I am an automotive mechatronics technician, not two left hands, have gained experience in construction with friends. Nevertheless, this would be the first own renovation.

I hope I have found the right subforum. :-) If not, I kindly ask for a move. Thank you very much.

Year of construction 1980. Typical GDR building. That means a basement and one floor above it. After inspecting the building file, it is a house of the type "Altmark."

The substance itself is good. We viewed the property with a construction company. After checking with the land registry office, the following issue is somewhat concerning us:

Asbestos cement panels. My information so far was always that asbestos panels are harmless as long as they are intact. What is the opinion in the forum about this?

Do I have to remove these panels and also the 100mm slag wool within the next 2 years according to the building energy act?

Insulation of pipes is on our radar, these will be renewed anyway. The condensing boiler was newly installed in 2017. A floor heating system is planned.

subsequent sealing of asbestos components is, to my knowledge, still permitted, but one officially needs extensive protective measures (room negative pressure, respiratory air filter, extraction fan with particle filter, etc), which are typically not readily available.

Asbestos demolition must, to my knowledge, be carried out by certified specialists.
Notification is mandatory!

If you want to implement it according to requirements, it can get really expensive:
Asbestos residues are hazardous waste!

Funny Freudian slip ;-)
I share the assumption of harmlessness, since the panels apparently are only part of the roof structure, where you practically don't come into contact with them; and that they only become a (professionally manageable) problem when removed.

Google expert Wagner in Leipzig, he is a specialist for various GDR type buildings.

The typo was intentional, maybe it is harmless and I can write it without pest in the future.

I have a question about the order.

Which layer of the roof assembly comes first from inside to outside?

The roof frame made of flat roof trusses, then the asbestos cement sheets, then the roofing felt, and then 22mm roof sheathing.
At the end, the roof tiles.
Correct?
Is it usual that the roof tiles are not considered in the load-bearing calculation in the attachment above (first post)?

And how is it with the ground floor ceiling?
The 350 felt as a wind barrier and the 500 as a vapor barrier were welded onto the rafter sheathing? Then the slag wool is laid loosely on top?

On the website of the said expert, you can also find it illustrated. In case of doubt, the description in your documents applies, as the sample construction plans have been varied according to the current procurement situation.
