Purchase existing house plus financing

Since I continue to read quietly without registering and have also read helpful updates in other threads, here is an update on my inquiry. We bought the mentioned house and are very satisfied. Before moving in, we did nothing (not even painting, at most disposed of the existing legacy issues (ugly dishes in the kitchen, some inherited furniture, etc.) Many things we also kept. We then carried out balcony renovation relatively quickly, but it was also slightly more expensive than expected. The payment really fits well, especially after the first salary increase after buying the house. Living expenses fit well despite the low amount (I have been keeping a more detailed household book for the past 11 months). It really comes down to the very consumption-reduced lifestyle and saving food. Only the heating/hot water/energy costs are significantly higher than previously calculated. But there was a buffer. My learning, however: What we didn’t do before moving in, we are now gradually doing on the property. We are modernizing the attic, the entrance area, and tearing up the garden. And right now, a lot of money is going into the attic expansion. Also a new front door. All planned, but much later. Because we did not put much equity into the financing, we are tackling the projects earlier now. So thanks for the wise words, I should have taken them to heart a bit better. And last but not least: The neighborhood is really great. Many rather older, but quite well-off. And the hotspot 1 km further ensures good fast food supply (if we ever use it) and public transport offers ;) Oh, by the way: The apartment is rented out without stress, tenants do not get in touch and pay on time. Hope it stays that way for a long time ;)
