That is exactly what we actually want to avoid.

Party A & C do not want to have anything to do with the path, they only want to lay the line from there onto their own property and be allowed to open it again and repair/re-lay it in case of damage, etc.

Divide the path into 3! The front third belongs to everyone (because of the utility connections), the back 2/3 to the B-lau. "Do not want to have anything to do with" is something different from "my water comes from there."

In the explanation, the use and financial responsibility can be assigned to the property of B, since only B uses the path. The rights are then secured – and that also applies in the case of a later sale, because then no new solution has to be found.

That has already been said, that the day-to-day business is for the notary. Removing the walking and driving rights from a pre-made walking, driving and utility easement is something the assistant in their first year of apprenticeship can do. It hardly gets any simpler than that.

I would think carefully about whether A and C want nothing to do with the path (except for the supply lines). Such an additional access to the garden or house (depending on the cardinal direction) is not bad. If the orientation of the sketch corresponds to the cardinal directions, I would want at least the house entrance (footpath) as C via the yellow path. As A, perhaps the garages farthest to the east ...
