Hello everyone,
We have inherited a plot of land within the town. As far as we know, it is not developed. But now we know, since it is within the town, that all utility lines run in the street in front of the property. So what exactly does that mean now? Can everything simply be "connected" now? Or do certain provisions like openings or plugs have to be installed leading to the property? We have no idea what costs will come up, and the municipality cannot really help us either. Do you have any idea?
Thanks in advance!

First, you should find out which supply lines are actually located in the street. The following come to mind:

Fresh water (waterworks?)
Wastewater (waterworks, municipality?)
Electricity (basic supplier or its network operator)
Gas (basic supplier or its network operator)
Telephone (Deutsche Telekom)
Cable TV (KabelDeutschland?)
District heating (regional provider)

You need to contact the respective supplier to find out whether a) the corresponding medium is available there and b) whether you are allowed to connect to it (which I basically assume). For a), neighbors can also help you, as they are usually connected, but not necessarily.

The suppliers can also tell you how much the whole thing will cost.

I would follow up with the building authority again. They usually know very well what to expect and who to contact for the different connections. Water (waterworks), wastewater (sewage treatment plant), electricity (Bayernwerk), gas (Bayernwerk), etc. Only your municipality can tell you who is responsible in your area. In some municipalities, development fees are also charged retroactively for building gaps. I would ask the building authority about that as well.

Then get ready for a hefty bill. The utilities for our plot are also located in the street... everything is there, no problem, the realtor always told us. The civil engineering company and the utility providers see it a bit differently now... 7,500 euros just for the civil engineering work on the street up to the plot (only about 2-3 meters!!) ... plus the actual connection costs for electricity, gas, sewage, and drinking water... that puts me somewhere around 13,000 to 14,000 euros... but only if I do the civil engineering work on the plot myself...

Connection costs are counted as ancillary construction costs anyway, or am I wrong? The lines have to be laid into the property one way or another, which we have taken into account in our €40k ancillary construction costs. The question is rather, how much it will cost me to lay the access... because there is no plug on the sewer or the like facing our property. Laying it into the property itself always (usually) still has to be done anyway.

Hello,

last year we also had to install a new connection to the sewage system because the existing sewage pipe from the old building was positioned too high for our new construction.

The excavation of the street (area approx. 3 m x 5 m, depth 4.5 m), the drilling into the sewer, the laying of about 4 m of sewage pipe with sealing at the newly drilled hole in the sewer, and the closing of the street cost us around EUR 7,500.00.

Regards,

Dirk
