Hello everyone,

we reserved our plot today in the new development area.

The development will not take place until spring 2014, so we are expected to be able to buy the plot in July.


    [*]When should we sign at the bank regarding the construction financing?
    [*]We wanted to go to the architect now so that he can create the building plan and we can obtain offers over the winter. And wanted to pay the architect already from the loan.
    [*]How important is the architect for the building application at the municipality?

At the bank, have the financing limit calculated, study and visit houses, browse catalogs, ... create a must-have list, then go to the architect, express wishes, study and have the development plan designed. Soil survey report. Maybe then go to the bank and inquire, but not too early. Submit the building application and wait. Would go to the bank as late as possible and fix something (watch interest rates) and pay the architect, if he already sends an invoice, from equity, just like the soil survey report, surveyor, etc. Somehow in that order...

In my opinion, tenders are not really worthwhile too early, as possible price increases next year can make everything obsolete.

short on 1: The bank will probably not go along with that. Equity must (has to) be used in advance, the bank also has no security for a loan. You are only buying in 07/2014 and until then the bank cannot register a land charge.
short on 2: No building application without an architect!
Otherwise ypg has summarized the procedure crisply

well, hopefully you have informed yourselves beforehand about

a- construction prices & costs for such a build
b- having your possible financing amount including equity contribution calculated


I'm a bit old-fashioned, but first I want to get the financial part sorted^^

Thank you very much for the summary. We have already contacted several banks and all offer different interest rates, today the word "Bereitstellungszins" was mentioned for the first time. Therefore, my question is, how late should one sign at the bank.
