Hello everyone! The time has come, our municipality has officially confirmed that they will complete a new residential area for the year 2016. We definitely want to build but not already in 2016. However, since the demand in our region BaWü Swiss border/Lake Constance is insanely high, we would like to buy a plot of land in advance. The price per m2 is 230€. Now to the actual question: Is there a specific time frame when one must build? Or how long after the purchase a house must be built? Is there such a regulation in the building codes? We 1. are not in a hurry to build (but know how hard it is to get a plot) and 2. I don’t imagine years of construction noise to be particularly pleasant in a new residential area.

Hello,

there are no general regulations.

However, many cities and municipalities register a repurchase right for the property, which can come into effect if construction on the property has not begun by day X (often 3 years from purchase).

Accordingly, I would advise you to inquire at the responsible office at the town hall whether such a clause is also intended for the properties in this development area.

In our development area, construction must be completed within 5 years. So we will still have to deal with construction noise :(

Moreover, the third construction phase of our development area will not be developed until the middle of next year and will only be sold afterwards. Hopefully, the neighbors will build quite quickly ...

Thank you very much for your answers. There are indeed differences. We will get in touch with the [Gemeinde]. Despite the relatively high price per square meter, the [Gemeinde] is a popular place to build/buy. Jaydee, of course I can understand you! Hopefully the buyers in your housing development are in more of a hurry to build than we are.

Yes, in BW it is really no longer fun to buy a building plot.

Where we are (small town in the Stuttgart commuter belt), prices per sqm are now between EUR 450.00 and EUR 600.00...
