The advertising sign on the property is still there, isn’t it? Good luck with the bidding process. Please let me know how it turned out. If you want to build without a basement, then in my opinion the groundwater is rather a minor problem. But you can ask a geologist from the area how to interpret that statement.

The advertising sign was still hanging last time. But we haven't been there for a while. The contact person said that they are not taking any more interested parties for now because there are already so many. Of course, that could also be a tactic ;) Some interested parties apparently want to build a multi-family house, but the [ET] does not want a multi-family house there and prefers interested parties for a single-family house. Ultimately, the best price is probably decisive.

We will also bid and try to convince the [ET] to allow us to conduct a geotechnical survey beforehand.

I will keep you updated :)

If you really want the property, then expect unfavorable soil conditions and factor that into your budget. This way you can buy the property without being "annoying" beforehand and shooting yourself out. If the risk does not occur, you can be happy; if it does, then you are on plan.

The idea is certainly quite nice. However, I can hardly imagine that you would be successful with that nowadays.

One does not have success today by including a risk in a financial plan? Either I do not understand you or you have understood my post differently.

Can you afford the worst-case scenario or not?
If it won't be financially feasible or you want to adapt the plot to the house, then I would refrain from buying the plot.
