The problem is actually more that we need to buy the property as soon as possible, since we have only reserved it until mid-February. I find it difficult to find a suitable developer by then...

Variable is definitely the easiest option for you. Alternatively, fixed interest rate for 2 years. My God, then two mortgages. You will have many other costs yet ;-) Spread over the loan term anyway ridiculous. If the alternative bank is only 0.01% better afterwards, you will have made that up multiple times.

Yep, exactly like that. The plot is mandatory, but it can be assigned to the new creditor. Alternatively, a fixed interest period of e.g. one year (however long you need until you start building).

There are constructions where you don’t have any provision interest for 2 years either. But if I were you, I wouldn’t want to put yourself under so much pressure. ...you probably mean [Generalunternehmer] not [Bauträger].

For what? Just ask an internet search engine. Land charge notary fees
