Hello everyone,

My girlfriend and I have reserved the following building plot through an application process within a construction area:



We are still considering whether we ultimately want to take the plot. We have time to decide until the beginning of September. We are still at the very beginning here. Regarding the orientation of the plot, it is actually quite okay (the house entrance could be placed in the north, garden possible in the south and west). What do you think about the feasibility of a single-family house on this plot?

But certainly! There are smaller plots with more projects, e.g. to accommodate a whole children's traffic park. Is that staying the same? Then you can easily build 40 sqm smaller. But I would make that dependent on the budget. Well, do the plots hang on your trees like leaves? I know it so that you can be satisfied if everything fits more or less. The rest will be adjusted accordingly. Personally, I find the plot very interesting. Many like the rectangular shape, but I have already heard in my circle of friends that many would prefer angles or trapezoids because this results in a cozy garden. Measurements for assessment are missing. Draw the plot to scale and stencil your rooms and play around with it a bit. You should find out what the soil conditions are like there and possibly have one created yourself in advance if you know roughly what you want. In my eyes, a modern two-story building is very nicely possible with excellent orientation.

What exactly do you understand by a "pleasant" garden size? If plots are scarce and demand is high, I wouldn't hesitate to make the best out of it. However, you shouldn't expect a garden with a football pitch. The north-south orientation is good, the building plot isn't huge but acceptable, the size is probably still affordable, the planned tree by the city to the south offers protection and possibly shade. A slight disadvantage might be the long street frontage. That should be factored into the planning from the start. Both hedge and decorative fence need to be paid for. And snow removal in winter probably requires a snow blower if you don't want to be late for work. It would be more interesting to assess the immediate surroundings. So is there a gas station, kindergarten, playground, landfill etc. next door?

Addendum: the excerpt does not even show the entire property. In addition, the information about the development plan is missing. The surroundings are also not visible. You should give us a bit more information.

That would be the point that would bother me the most. To feel comfortable, I would have to plan a lot of visual screening, hedges, etc. But people are different :-) otherwise, of course, feasible and sufficient, depending on requirements/wishes

Thanks in advance for the feedback. It seems like we weren’t too far off with the prioritization after all :).
Our thoughts were to have as much garden as possible to the south, entrance if possible to the north, etc.


Not entirely sure yet. Maybe 1-2 kids will move in in the near future :). One thing at a time :). Since we will probably build without a basement (a: for cost reasons, b: a white bathtub will probably be necessary), we consider 170-180sqm to be appropriate.


We will probably tackle that this weekend.


Of course, they don’t hang here like leaves on trees either. But somehow, especially with such a decision, you obviously strive for the best possible.


So that you can comfortably sit outside nicely with a few friends or at a bigger birthday party. Depending on the available budget, etc., a pool might also be included, etc. Of course, I don’t expect a football field given the size of the plot alone.



"Late" for work is not a problem since we both work from home and would only go to the office about once a week.

So the residential area borders an existing residential area. Kindergarten is in town, a playground or play area is planned further north in the residential area. No dump nearby.
