Property - basic ideas

Hello,

I have the following plot of land:


The plot is about 1000 sqm and the picture is oriented north. The plot is the one in the middle on which there is currently half a jungle.

To the north of the plot there is a raised foot and bicycle path (an embankment about one story high). Behind it, towards the north, is a nature reserve.

I am allowed to build 2.5 stories on the plot (also flat roof, then the top floor may only be built on half).

I am now looking for ideas, suggestions, and similar for a potential development.

What I can roughly imagine:
~150 sqm living space
Open living kitchen area
3 bedrooms
Lots of glass.

I would be grateful for ideas, suggestions, links, prompts, pictures and in general simply information.

Do you have no ideas yourself about your future home? Tastes differ. Sizes differ when it comes to bank balances. What good does it do you now if TEs suggest their dream house to you, whether saddle, shed or flat roof, whether modern or country house, whether plastered or brick-faced? Look on Houzz or Pinterest, buy several living and home magazines and drive around your area and choose what suits your taste, needs and budget. Then choose an architect, etc., who will get the best out of everything for you considering your family situation and budget.

you are of course right, I do have certain ideas:

flat roof
modern architectural style
I find cubes very nice (but questionable if feasible in terms of price) where the second floor has a smaller footprint than the first.
if possible large glass surfaces

Well then... what's holding you back?

what ypg, I believe, means: you should also think about the interior of the house or inform us about it.
- are children planned, already present?
- how many bathrooms do you want or need? depends on the number of children as well
- with basement, without basement?

And very important: what budget do you have? has that already been clarified?
it doesn’t help to build castles in the air only to be disappointed later because you don’t get what you expected for your money.

have you already thought about which construction method you would like to use: brick by brick, timber frame, etc.

do you want to plan with an architect? should he also take over the awarding of contracts? or should the contracts rather go to a construction manager? or should everything be done by a general contractor?

Children: present 0, planned 2
Bathrooms: needed 1, if possible 2
Basement: would be nice, but probably not affordable (pressing groundwater)

What is currently holding me back? Before I go to an architect/contractor etc., I would like to get some ideas.
