Hello, another post was about a different house, we decided against that house. Now we have found the right one.

About the house: It is a semi-detached house on one level. The house was completely renovated inside by a company two years ago. Everything was updated to the latest standards. Windows, heating, electrical, sanitary, insulation, etc. The living area is 130 sqm and the workshop plus two garages amount to 160 sqm. Heating is provided by a pellet heating system (heating costs and repairs are shared between the two households living in the semi-detached house, this is also stated in the land register) and you can heat the workshop with the gravity stove or preheat the pellet heating system. The water comes from a very deep well and there is the necessary cleaning system for it in the workshop. There is still a normal water connection. The house used to be an old smithy. The property is 2200 sqm. You can move in immediately. The facade is also good, only for aesthetic reasons it would need some work.
Purchase price: previously €135,700, negotiated: €123,000

We were at the bank today and clarified everything. Now they still need pictures and an extract from the land register so they can include it in the valuation. We want to take out an amount of €150,000 - €155,000. Because we want to restructure our small loans, need to buy a kitchen, and build a fence and stable for the horses.

Now it depends on the valuation of the property how much money we will get.
After listing everything about the house for you, it would be feasible to get this amount.
I know you cannot say much based on pictures. The rooms are generously sized (hallway, bathroom, utility room, 3 rooms, kitchen)
But based on the data, I would be happy if you could comment on it.

Oh, I mean of course you can't say much about an attachment without pictures :)

Pictures are not necessary at first. Since the purchase price is approximately EUR 123,000, this is the market value. The loan value from the bank's perspective is usually about 10% lower, so approximately EUR 110,000. With normal creditworthiness, as a banker I would give you a loan of about EUR 90,000-100,000 for this. EUR 150,000-155,000 is unrealistic :(

She knows that we need 150000 to 155000 euros. She has also already said that it is okay regarding repayment and income. If it really were like you say, then hardly anyone could buy a house with modernization measures. I just can't imagine that.

Which value-enhancing modernization measures will you carry out? Kitchen purchase, refinancing consumer loans, fence, barn??? The "normal" homebuyer brings equity into the financing and does not get a loan higher than the value of the property. Or he buys a property and renovates it, then of course he also gets money for the renovation. Why should the bank give you more money than the house is worth? You can already see the value from the purchase price.
