Property access only 2.70m wide - What would be a minimum width?

Hello everyone,

we are still at the beginning and are currently looking for possible plots of land.

We came across a relatively inexpensive plot in the second row (infill development). However, the problem is that the access road to the rear plot is only 2.70m wide. From the street to the boundary of the rear plot it is about 30m, the access road is completely straight.

Now we have two questions:

1) What impact does the narrow width have on the construction? Can trucks pass through? Does this increase the costs?

2) Is 2.70m width enough for the fire department? I cannot find a specific width in the [Landesbauordnung von SH], sometimes 3m is mentioned online as the minimum width. Does anyone have experience with this?

Trucks need three meters. So higher costs due to loading onto small vehicles. Fire department, just ask them, the local one. Karsten

With the fire department, you probably won't have any problems at 30 meters, only at more than 50 meters. But as Karsten already wrote above, you should get this confirmation from a public authority. You can also search online for Landesbauordnung and fire department access (there is definitely something about the distance: "For buildings that are entirely or partially more than 50m away from a public traffic area, access routes are...").

However, you will have problems with the construction itself, and you should expect significant additional costs. It starts with the concrete pump for the floor slab. If the truck cannot drive onto the property and you need a very long boom like on large construction sites, ... have fun!

This continues with all kinds of deliveries and can end with a huge crane depending on the type of house, which has to lift everything from the street to the back ( ). Therefore, you should definitely clarify this in advance and obtain appropriate solutions and offers.
