Private road = Building land? Who pays which share?

Hello,
my fiancée and I are planning to buy and develop a plot of land. It is a newly released area that has been divided into 3 plots. My best friend is interested in the neighboring plot and we have also met the third party and get along well...

Our plot measures 770 sqm, my friend's 450 sqm, and the third party's 650 sqm.

One downside of the plot is the private road that needs to be developed.

1. We are supposed to pay for the land under the road as building land (after all 370 EUR/sqm) - is that normal?
2. We have to remove a hill that lies on the access road (a soil report is available) - cost for development and removal about 80,000 + VAT and additionally 75,000 for the land. That would be about 160,000 EUR just for the road.
3. How is the road cost calculated? Divided equally by 3 or depending on the plot size?

It would be nice if you could help.

Hello, it is similar with us. We are three parties and the access road counts as a separate property where each owns 1/3. However, the development costs were due as for a normal building plot and divided by 3. The size of the individual building plots does not matter. Regards

Normal is in this case what is agreed upon.

Prepare yourselves to always bring the garbage bins up to the "main street" and not to have a cleaning service. It may be that the practice shows something different, but I know it exactly like this.

You are jointly responsible for the private road. In principle, you are a community of owners for the street with everything that entails.

The street is also realized as a community of owners proportionally. Gardeners and cleaning services were organized by a manager. However, there are also 40 residents.

Garbage bins are collected directly from the boxes in front of the houses.
