Prices for prefabricated houses - which manufacturer?

Hello everyone,

I am new here because we have decided to build a prefab house.

We are still relatively at the beginning and have stocked up on specialized literature and .

Based on the test by Focus Money, the following companies are options for us:

- Huf (we don’t like the design so much)
- Schwörerhaus (30 km from us around the corner)
- Hanse Haus
- Streif Haus house

We already had a first informative conversation with Hanse Haus, which went very friendly.

Not yet with the others. Schwörerhaus has a very good reputation, but also the reputation of high prices.

Our budget is about €450,000 - €500,000.
One of our desired building plots costs €165,000, developed, from the municipality plus notary and property transfer tax. So we will probably end up at just under €180,000 for that. Price per m² €380.
I personally find that quite steep, but the infrastructure and location are good. Slight slope with a nice view, airport, state capital and trade fair grounds are only 10 minutes away. Schools, doctors, supermarkets on site. Region BW, by the way.

But now to my question:

since we have no idea yet where we will finally end up, I would like to know

a) if you have had any experience with the companies mentioned above and
b) what your house cost you (price without and with land).

We are currently wondering whether we can afford the prices for prefab houses with our budget at all. It should later have about 180 m², shed roof or gable roof. Of course, you can’t say that in general, as a lot depends on one’s own wishes. But please help me... is there still something reasonable to get for the remaining budget (€500,000 - €180,000 = €320,000), or is that already very tight?

Oh yes, own work tends to zero, due to lack of craftsmanship skills.

Hello, first of all: why a prefabricated house? Why not something solid? And why exactly these providers? There are other good ones (Keitel-Haus, Fingerhut, Weberhaus). We recently dealt with the topic as well and also had an offer from Hanse Haus in your size range which was over 300,000. I can’t say exactly anymore because unfortunately I no longer have the offer. We currently live in a prefabricated house from the company Rensch-Haus (built in 2008) and are overall satisfied with Rensch-Haus. Nevertheless, we have decided to build solid now. Simply because you are more flexible, the summer heat protection is better (provided you take proper stones and not just 17cm or 24cm), and because it was cheaper than all prefabricated house offers (we are not talking about so-called budget providers in the prefabricated or modular house segment). Explain your reasons why, how, and what for. I dare to doubt that you will get a good prefabricated house in that price range around 300,000 in that size. Maybe with gas heating and without ventilation and without any frills. Also, you should definitely plan another 50,000 for the kitchen, bathrooms, connections, possibly soil replacement, disposal/supply of earth, garage/carport, outdoor facilities, and other planned and unplanned things. And that’s already tight to very tight. For comparison: we also have your budget available and will have about 200m2 of living space (+ attic). However, our plot cost 50,000 less and we are getting the kitchen almost for equity.

many of my former colleagues built with Schwörerhaus and were all very satisfied.

I think that for TEUR 320 you can definitely get a high-quality prefab house - however, either with minimal features or with less living space.

We are currently in the middle of construction (the basement is finished). Our house will have 195 sqm - in the basic version we were about at your budget - but a lot has been added due to our desired features.

I would advise you to also get an offer from the company we trust: Weberhaus from Rheinau in Baden.

I think a Huf-Haus is above the budget.

We built Hanse Haus. Your impression is correct. It is a good company. Whether you can manage with 320k depends on you. With a basement or just a slab? How much incidental construction costs, outdoor facilities, etc. It is feasible.
