Prefabricated house / expansion house similar to Allkauf House Trendline wanted...

we have fallen in love with the house from the Allkauf Haus Trendline series.
Unfortunately, the Allkauf house is a bit too big and too expensive for us. We are looking for a shell house with exactly such a great huge window front, the house should be about 130m² - 145m² in size.
Does anyone know a comparable house?

Apart from the fact that you can ask almost any reputable provider about the "shell house" option, where do you want to build and what price limit do you have in mind? The window element you admire alone already costs a few thousand euros more and, by the way, it also needs to be kept clean.

the price limit including the land is max. €240,000.
The house should be built in 47551 Bedburg-Hau or the surrounding area
on a plot of approximately 450m² - 550m².
The house is simply too big for us, it should also
have a basement.

The then probably decisive question would rather be: What is left from the budget for the plot, full development, fees, notary... everything? And what would effectively remain for the house?

Including a basement... which alone, depending on the plot and soil conditions, costs between 30,000 and 50,000... can cost... and the possibly required soil removal with landfill fees can cost another 10,000-15,000...

So it would make sense to first determine these costs exactly... and then see... whether there would still be enough for a shell house... or if it would already have to be a self-build house... [Mitbauhaus]? Or whether, if the plot would allow it, it would be better to forgo a basement, enlarging the house or possibly an outbuilding (garage) by a technical room/storage room. This is, with clever planning, considerably cheaper!

Hi BauLINE, thanks for your response. For the fully developed plot, it will probably be 45,000€. Additionally, there are fees such as notary costs. I have also just considered that I might be able to do without the basement due to the garage and the expanded technical room, so that we can stay within the budget.

I gladly agree with you on that... apart from that, one will still have to have a quiet emergency reserve somewhere anyway... because things usually turn out differently than planned... you will be glad to have saved every thousand. At 180,000 to 190,000, you are on a relatively safe side with a shell construction house, without a basement. But once again the note, first calculate everything exactly... then proceed accordingly. This way you might be spared from larger problems.
