Prefabricated house construction in Berlin, experiences?

Hi,
are there any experiences in this forum regarding building in Berlin, land prices, prefab house prices?

I keep reading that you have to calculate between 3000-4000€/m2, so I simply assume 3500€, because I am all thumbs, but we don't need luxury fittings either.

Land in Berlin: there is basically nothing under 250k€
House, we would like 140sqm * 3500€ = 490k + 50k additional costs

That brings us to 760k which is really steep.

Do the numbers make sense like this? We would actually like to come in under 700k. We are just starting with the search, so we still lack the right overview whether this is feasible or unrealistic.

Although I am building in NRW, it shouldn’t make much difference with the big providers.

In my opinion, <3000€ is possible if you are satisfied with a carport and build EH55. If you at least lay the floors yourself and save on painting, you easily save another 10k€.

So 400,000€ (2,850€/sqm) + 50,000€ additional costs for EH55 I consider possible. Only in the end, it might be that you want more luxury during the selection process and then end up in a dilemma.

Buy from a low-cost provider and be satisfied with the standard offered there. Then it will also be significantly cheaper.

Well, Berlin is quite large. Further out or in the commuter belt, land prices are possibly more reasonable.
However, big cities also offer quite a few developer houses, such as semi-detached houses or terraced houses. You can probably go for that.

In Berlin, it is more expensive than you think, which district do you want, public transport connections, etc.
Outside the Berlin motorway ring, it gets more relaxed towards JWD, with commuting and traffic jam times.
If you know the district, look for developer projects, i.e. house with land

If you don’t have land and 140 sqm would be enough, it should be built ready to move in and special features are not important, then look for semi-detached houses from developers (mainly Brale from the "usual suspects" in Berlin) or look for a like-minded / fellow sufferer family to build together for a single house on a large plot and then build, for example, with the general contractor from or . would probably recommend his less warmly to you. A "prefabricated" house is by the way equally priced with the same fittings (and no more ready-made than a solid house would be more solid).
