Prefab kit houses - Who has experience and tips with them?

Hello!

I have often read in this forum and now have a question myself.

We came across the offer from the provider norgeshus-Nova, where houses from Estonia are available starting at 10,000 euros. We had thought about buying an old house cheaply and renovating it ourselves, but building out a shell new build seems more sensible.

My question now is whether anyone has ever built with Norges-Hus and, if so, how expensive it ultimately was to complete the house to move-in condition.

There must be other providers who do something like this – but I haven’t found any. Maybe someone here has already built such a prefabricated house with another provider and can provide information?

Are you sure that these things are approvable? Have you talked to them? Background: a good, really good friend has a farm near Gdansk in Kashubia through his wife's family. He brought me a really cheap offer from a local construction company, prefab house, completely turnkey without a base plate under 100. Tempting. But a conversation with the provider shattered everything; he said he could deliver that to SH as well, but it doesn't comply with our energy saving ordinance and therefore no approval. Goodbye, savings plan. Karsten

Hello, I do not know if I am allowed to link to the website. The procedure is described there in detail: They create the construction drawings, then you go to the building authority with them (or have them do it), and only with the building permit can the order be placed – they don’t start any earlier. That should at least clear up the concerns – for which I still thank you – right?

Who is the contracting party, where is the place of jurisdiction, on what contractual basis is the contract signed?

What payment plans or advance payments are there?

Which insulation values are adhered to and which KfW standard can be achieved?

Maybe the provider can give you references from your area? I would call and ask if you are allowed to take a look at the house. (Just bring a bouquet of flowers along with wine as a thank you).

At first glance, such prices are tempting. But if, for example, you pay €20,000 in advance and then receive nothing. Then that was an expensive experience...

... by the way only starts once it is assembled. It seems to me it is not a shell house but a kit. So only delivered, not erected. Humility can be learned by anyone who thought they were handy until then.

Hello,
we built with this provider and are currently in the interior finishing phase.
The house is being erected, including the roof truss.
