My experiences with craftsmen, employed subject to social security contributions, master businesses: Regardless of whether in rental apartments or in one's own house, if no one is standing next to them, they do what they want or what requires the least work, but was not agreed upon. That is why I am a bit distrustful regarding an entire new house.

I believe it was well described somewhere: if you enter a low-cost segment, some control would be better. In the normal and upscale segment, it is about not losing a reputation. That is also the difference between regional companies and family businesses compared to internet purchases or cobbled-together companies from abroad. We personally looked at the company, made an appointment, and talked. We gave trust. For the subcontractors, it was: personal introduction and drinks, because you don't cheat friends as quickly as strangers.

Otherwise, the rule applies: Trust is good, control is better: buy an expert along.

Our experience (self-managed awarding, planning to approval with the architect):

    [*]Contact persons who were not interested in us and our project or could not identify with it had no chance of being awarded contracts.
    [*]After the selection, we did not negotiate prices anymore – either we accepted or rejected a position. The deal: We pay in full and receive full quality.
    [*]We made sure that everyone on our construction site felt good and enjoyed coming. Respect, gratitude, provision of drinks, interest, presence.
    [*]In case of problems, we did not ask how it could have happened, but how we will solve it.
