Prefab house or solid house - experiences and recommendations?

You can recognize professionals by the fact that they work as little as possible in the subjunctive. You have no plot of land and a budget idea that, depending on the plot, leaves little for the construction. Possibly, the professionals were unsympathetic to you because they wanted to spend little time on you. If you were also at a model home exhibition on a Saturday and that is where your impression comes from, that is no wonder at all.

First, focus on the right plot of land and start from there. Mentally set aside €400k for the construction. If the plot cannot be acquired for €100k including incidental costs, you can already prepare to shorten your wish list or increase the budget.

Collect ideas for your house everywhere and note down what you like – that is great, and visits to model homes are also fun. Do not expect serious conversations and just collect information.

By the way, turnkey can also be done excellently with some carpentry companies.

We have meanwhile met several people here in the region who have built with Nordhaus from Kürten. That seems to run very fairly, cooperatively, and without hassle.

Hi Helena, I want to briefly address your questions now. As a construction beginner, I have dealt with the various service descriptions, read diligently in the forum, and there are other interesting media that provide information and experiences. Regarding the LLWP: air is not the ideal heat conductive component, so higher electricity consumption is possible. Furthermore, you can see outlets at the top of the room, which might be annoying. And you often read that especially in cold winters the indoor air is very dry. That is not exactly an ideal indoor climate. Personally, I want styrofoam out of the exterior wall at least, because I think somewhat ecologically and when the house has to be demolished, that stuff eventually becomes hazardous waste. The fact is that many other providers, for example, have wood fiber insulation as standard. In my opinion, in a direct comparison, that is the higher quality variant. This is my personal assessment and opinion and of course everyone can handle it differently in the end. Best regards Tobias

Hello, I would like to build a prefabricated house from Massa Haus (DFH Group) with my son. The preliminary discussion was OK. However, I have now heard from two acquaintances that Massa Haus offers no or insufficient service regarding construction supervision during the interior finishing (insulation and paneling are done by us), or generally when problems arise. The motto seems to be that once the purchase contract is signed, nobody can be found on the construction site anymore. I would be grateful for a response.

On what do you base that? Then - which I do not see as a Massa Haus specialty - the contract is also fulfilled. The support of self-performers who want to complete the basic product "shell construction" cannot be customer service of the shell construction seller. You should check other providers who explicitly offer this additional service - these are possibly more to be found with "kit houses" than with "shell houses." Or you look for a shell or shell-plus general contractor; the muscle mortgage concept is not limited to timber frame construction. I would reconsider the choice of provider here and do not see any provider obliged to revise their concept based on the ideas of a customer who may have chosen the wrong solution.

The OP has not been seen since this topic was created ... Nevertheless: In the mentioned area (there is no "Kreis NRW" :rolleyes I would realistically calculate around 300 €/m² for the land - if you can even find one at all. For 500 m² that's already about 170,000 € including all purchase incidental costs. That leaves 330,000 € for a 170 m² house including everything ... never ever!
