Prefab house or solid house - experiences and recommendations?

Can you recommend prefabricated house or solid house providers where the price/performance ratio is right?

We have a budget of 500k, which is to be used for the house, additional construction costs, land and purchase incidental costs, and furnishing.

- Living area 150-170 m²
- Plot 450-550 m²
- Kitchen, living and dining area, study, guest WC, 2 children’s rooms, 1 bedroom with dressing room, 1 large shower bathroom and a small shower/WC
- Special feature such as conservatory or corner windows

Maybe some of you have had an approximate budget and found a suitable provider with whom you were satisfied

if land is more expensive than 30-40k€ with you, it's completely impossible. What do they cost there with you? 150m² x 2300€ + 50k€ external facilities + 40k€ ancillary building/purchase costs + 20k€ furniture already make 455, there's not much room left.

The budget can become insanely tight, depending on the [Grundstück].

interpreted it to mean that the construction company should come from this region (which I consider reasonable and why I was surprised that you then mentioned nationally known providers). But now I suspect that this is only the search area for the plot (?)


The 2020s have begun, the corner windows are heading to the architecture museum. But the note of individuality also comes without struggle, often it is already in the genes of the plot.

Hello you two. I join my predecessors. I cannot give any experience with providers from your region. However, I would like to give you a suggestion based on my own experience to reverse the planning step. You are planning or buying a house without knowing the conditions of the future plot. Does the planned house fit on the new plot? Is the plot on a slope? Is a basement sensible because of the slope? What does the development plan of the municipality/city allow (city villa planned, only gable roofs permitted)? After we, even with an existing plot, also obtained some offers from prefabricated house providers, but the answers to questions like garage positioning, basement use by the "advisors" remained mostly unanswered, we stepped back two steps and hired an architect who planned the house to fit the plot. Then we went to the construction companies with that.

During the course of our offer inquiries in Bavaria, we had extensive discussions with, for example, Bien-Zenker. However, the basic equipment (styrofoam insulation, air-to-air heat pump, etc.) is not necessarily high quality. We had to fiddle a lot with the offer—different heating method 15 k extra, different insulation 20 k extra... which then becomes more expensive. Therefore, we decided against it. Also, for prefabricated houses, the scope of services in the construction description must be checked (best to create an Excel sheet and compare precisely, that’s where the wheat is separated from the chaff). Here I can imagine that with Bien-Zenker, much will be added during sample selection. There are other providers (e.g. Schwörerhaus, Weberhaus) who offer significantly more in the standard.

Hi Tobias, We are also currently in the planning phase and were actually thinking of exactly this type of construction. Why do you think it is not high-quality? The air-to-air heat pump especially appealed to us. I am still very new to this topic. Actually, it is my husband’s task... but to be able to join the conversation, I now want to inform myself as well. And does anyone here happen to have experience with Wolf Thermo Modules? The walls here also consist of styrofoam and concrete. Best regards, Helena
