Prefab house or solid house - experiences and recommendations?

Hello dear community

My partner and I want to make our wish come true and have our "dream house" built by a construction company in the NRW area (Essen, Bottrop, Gladbeck, Gelsenkirchen, Dinslaken, Marl, Wesel, Rheinberg, Velbert etc.). We have already sifted through numerous websites and have also had various conversations with construction companies (Allkauf Haus, Okal Haus, Bien-Zienker, Fingerhaus and Hanse Haus, and others).

Some could already be excluded due to antipathy... In the end, three providers (Allkauf Haus, Okal Haus and Bien-Zenker) remained in the race, and after further research on the internet (experience reports, groups on FB, etc.) the two providers from DFH ended up being extremely questionable for us, because one picks up so much negative feedback. Much, however, also comes from other building regions and not in NRW. And since you shouldn’t paint everyone with the same brush and in almost all respects mostly negative rather than positive reports are written, we wanted to inquire whether there are perhaps builders who were supported by the Wuppertal location and what the experiences are? We have received tailored offers from both DFH providers and in both it was openly and honestly communicated that additional construction incidental costs (approx. 25-40k), land costs (since we do not have any yet) + purchase incidental costs (notary, land registration, and real estate transfer tax = approx. 10% of the land price + possibly broker commission) will be added. Additionally, +/- 25,000 euros will be added to the offer price, as we would like to build "turnkey" and for that the labor costs have to be calculated - which, however, depend on the choice of finishes etc. Also, extra wishes such as an extension winter garden (13,270 euros), chimney including rain hood and wood stove (approx. 6,180 €), electronically controlled shutters on the upper floor (249 €/window), extra WC/shower (approx. 3,000 €) and the information that on average 5,000 € for customization will be added were communicated to us, which overall gave us a positive impression. Then there are also the bonuses: a kitchen from 3 variants, voucher for floor and stairs for special equipment and in the construction incidental costs 40k a garden package valued at 6,000 euros is already included... Thus, we would be at a price of a total of 332,013.00 euros (including construction incidental costs), which sounds good so far.

Has anyone here built with one of the DFH groups and can say how much extra cost one should still expect or whether the stated costs are generally correct?

A second conversation with another provider Bien-Zenker is still pending. With this one we will only then find out what the offer price of the house tailored to us is.

If you only rely on experience from the internet, you are not allowed to build a house. You mention prices here without even saying how big the house is. For €330,000, you will not build a house with the mentioned extras that is larger than 90m² with any of the providers at that price turnkey including floors and incidental building costs.

- Read the construction performance description several times, understand it, and include it in the comparison, never just look at the price
- Determine what you want and what you don’t
- The packages are often more expensive or are intended to steer you in a certain direction e.g. Smart Home package, which then becomes really expensive during the selection process
- It really only starts once you have a plot of land

Yes, you might not be entirely wrong there, halmi - but we think that some providers stand out much more negatively than others... In this case, DFH. With one, there are negative aspects that can occur with every "build" - because it can never go 100% smoothly. That's why we are a bit suspicious and in the end a very low price comes out. We are talking about a house that is supposed to be 172 m² But the real surprise probably comes during the selection process, where you then really have to dig deep into your pockets...

The advisor even advised us against the Smart-Home package, pointing out that there are better ones on the market at a cheaper price

Yes, 330k for the roughly described scope - all in.. you might as well pull the tooth right away. That is not possible even with low-cost house providers like Allkauf Haus.

Well, 25,000 euros in labor costs are being thrown over the fence. For what? At the lowest development level, they will never be enough. I would also definitely consider the basic equipment. It can already be very low. If it fits, okay, just not if you are supposed to pattern it everywhere.
