Plot with slope - New development area

Good morning everyone,

I would like to hear your assessment/opinion regarding the elevations of the property (red outline) that you can find in the attachment … The elevations are also clearly indicated.

The soil expert/surveyor will come in the next few weeks … Several houses are already standing in the new development area, also with "sloping location" … The ground should cause the least problems.

It is about 1200 m².

Would a basement be absolutely necessary?
Would the additional costs be significantly higher without a basement?
What should we pay attention to?
Height difference between the property and the street (running parallel approx. 1.0 - 1.3 m).

The house should be located within the "yellow outline" .. dimensions 10 x 12 m - 2 floors

Depends. I would have estimated the plot to be flatter based on the photos. According to the plan, it is 6 m from the lowest to the highest point.

A slope is always more expensive than flat land (except if you want to build a basement on a completely flat plot, then it can look different).

Spontaneously, I would separate the carport/garage from the house.
You can compensate for the height difference between the street and the garage with a driveway – however, it then needs to be about 8 m long, otherwise it will be quite steep –
or a shorter driveway where the garage is at the bottom and the rest is compensated by a footpath to the house.

I would plan the ground floor with technology, entrance, wardrobe, WC, open-plan living area, and study.
On the upper floor, sleeping, bathroom, etc.
No basement, why would you need one. The ground floor wall supports the hillside on the slope side and you have living space on the valley side.
That's how we did it too. If you build with a basement, you have no direct access to the garden.

Yes, although the basement here does not entirely cover the height difference.

From the edge of the street (driveway) to the start of the house?

Yes, the term basement "fits" the cellar better here.
Check this out: - the hillside location should roughly match.

I don't think the word cellar is appropriate for the hillside location. UG only fits to a limited extent, the entrance is there.

Am I the only one who is puzzled by the red marking and the house position? The property boundaries are dashed red and the house stands right in the middle of two parcels? Best regards! mini
