Plot price undeveloped land

Hello dear forum members! We are currently looking for a plot of land in our community. Unfortunately, all plots are currently taken. During our search, we came across a meadow. This lies on an already developed and built-up plot of land. The owner wants to sell this part of the plot. For us, this would be a "dream plot". Now we are looking for a possible price for the plot. The standard land value is 35.00 euros / m². In the "new development area," already developed plots have been offered at this price. Now our question: How can the value of the plot be calculated? Also with regard to the costs for surveying, dividing, and developing.

What is not accessible about that? There are houses on the left and right... don't they have electricity?

Hello! The entire property as such is developed. But after the subdivision, our area is not developed, is it? The sewage system etc. is directly in front of the area. The lines for the house on the right are located there.

Once again for explanation: A developed plot of land is divided, the newly created area is then undeveloped.

Yes, it is developed if the utilities are accessible. The plot is accessible by road and the lines are reachable within 50-150 meters. That is what is called developed. This is my knowledge and the observation about the plan.

Okay! But the connections for the new house still need to be installed. I will ask the local building authority how the process can proceed.
