With a development plan, one can understand why the others are building 2 floors here.

The land purchase is almost complete.

We have not had any contact with the architect yet. He is only coming back from vacation today. We have not had direct contact with him yet.
The development plan is subject to a fee here if you want it from the city. I wanted to ask the architect about that. In advance, the city gave me the above-mentioned data.

602/2 is the plot.

Yes, slightly towards the west.

On the phone, I was informed that the opposite side has a development plan from the 60s, which provided for 2 floors. For our side of the street, the plan was created in '89.
The responsible officer is on parental leave and his deputy was rather young and annoyed. :/

Always build several terraces... One for southern sun, one for the view – problem solved.

I like the openness downstairs. I would consider completely removing the upper room "Essen2" and replacing it with an air space. The upper hallway becomes a nice gallery. Pure emotion and totally wasted space – on the other hand: Would the "built" space have a practical use for you?

Yes. We need two children's rooms and a master bedroom. I would then have to reduce the size of the other rooms, which wouldn't be a problem if we didn't have so many sloped ceilings :/ or enlarge downstairs on the ground floor.

And where is Child 2 (planned) supposed to sleep then? Have you thought about a basement given the significant slope?
