Hello everyone,
we have found a plot of land, and almost everything fits.
The plot is located directly next to the S-Bahn line - exactly at an S-Bahn station. The line is small (2 tracks), there are no overhead lines, no ICE trains, mostly S-Bahn and sometimes freight trains. The direct distance between the plot and the S-Bahn is about 50-70 m, but there is a large noise protection wall + big trees in between, furthermore the line/station is "sunken" - so the height difference between the plot and the S-Bahn line is about 20-30 m (see photo, the plot further to the left about 20 m away from the wall). The noise level is therefore more than acceptable and is not a problem: we took time and properly assessed the noise level with different trains.
The considerations are:
1. Potential source of electrical/magnetic smog that can be harmful to health. Most reports I have read, however, describe e.g. high-voltage overhead lines. Does anyone have knowledge/experience with this? Especially whether it plays a role here that there are no overhead lines, a large protective wall, and that the plot is at a higher elevation.
2. The development plan allows a lot, but among other things it states "For the southern edge development of the planned mixed-use and residential area, a reduction of the building height to a maximum of I+D is to be sought." The plot is exactly the southern border to the S-Bahn. How should this be interpreted: mandatory or a strong recommendation, and if still 2 floors, then at your own risk? The 2 houses next to it (same line) were built with SD and 1.5 floors.
Is there anything else hidden regarding the S-Bahn?
