Plot of land including turnkey house - experiences?

Hello everyone,

we are facing the decision of buying a plot of land through a real estate agent. The purchase of the plot is connected with the construction of a turnkey house. So we have a total offer (plot + house excluding additional construction costs).

Does anyone have experience with this? What else should be considered? We are unsure about additional costs that may arise, which the agent did not mention during the construction discussion. I am grateful for any tips.

Then you must be aware that you pay real estate transfer tax on the total amount and not just on the land.

Regarding further costs, no one will be able to say anything due to the scant information.

Happig is likely the real estate transfer tax (on the entire amount!): That makes a big difference. Depending on the property, there are more or fewer costs: connection fees; connection costs (construction costs of the connections); earthworks and disposal costs (there is currently a thread about this); depending on the design of the outdoor facilities, there are additional costs. Whenever possible, DO NOT buy combined: That wastes a few tens of thousands of euros for practically NOTHING!

A very clever developer! Additional construction costs are the biggest unknown in building, which ruin almost every calculation, and he wants to pass them on to you plus the real estate transfer tax as a penalty... Respect, but you always find someone who signs something like that.

Yes, the mentioned constellation is the "worst" form of new construction in terms of risk and costs for a builder. If I had to choose between building like this or not building at all, I would not build at all. After all, I have nothing to give away.

And you are then also bound to the materials he builds with, or are you allowed to choose others for a massive additional charge.
