Hello everyone,
first of all, Happy New Year to everyone :)

we are currently in the planning phase of our single-family house for 2 adults and a very small infant :)

I am currently working on a plot of land (approx. 1500 m²) and once that's finalized, I will take my floor plan idea to the architect I trust and have her discuss it and then draw up a plan. (ZIP code: 95515)

Of course, I still have many knowledge gaps and wanted to ask you what is best to do and how.
I want the following points:
Single-family house solid with a lot, a lot of own work / muscle mortgage (father-in-law (passionate excavator and crane operator) and brother-in-law are masons; dad is a painter and all-round craftsman), even if it takes 2 years :)
Basement (usable area approx. 90 m²; unoccupied); ground floor + 1 floor with approx. 180 m² living space; double garage approx. 40 m² (neither basement nor built over)
Shifted shed roof (solid roof --> completely by the carpenter) with large photovoltaic system (according to the current house floor plan approx. 16 kWp possible with south orientation) planning already very advanced :) Covering therefore with trapezoidal sheet.
Triple-glazed windows
Controlled residential ventilation
Heat pump with surface/trench collector
possibly KNX
possibly expandable with a small Swedish stove in the living room, i.e. pre-install/build chimney
possibly air conditioning (split unit)

What I have in mind as a background:
as affordable as possible (price/performance must match) house (therefore a lot of own work)
at least state of the art

Where I hope for your support:
1. from when do you involve which energy consultant?
1a. what kind of house am I building? KfW 70 / KfW 55 / KfW 40 / KfW 40 + (photovoltaic storage actually not economical); tendency goes to KfW 40, as probably feasible, right?
2. how do I build that? 24 cm sand-lime brick + insulation / 36 cm Ytong / or something completely different?
3. how do I heat that? Brine heat pump with trench or surface collector?

What other important information have I forgotten?

What are your opinions on our project.

Many thanks in advance and best regards
Marco

Then welcome to the forum! I can't write something about every topic, but just a few small comments or suggestions.

1a) That sometimes depends on whether you want to use the KfW loan or not. Purely in terms of heating costs, there is not as much difference between KfW70 and KfW40 as people like to suggest. Even with 30 euros per month, you can heat for a very long time with the saved costs. If you can do without the loan, I would only build the minimum standard, which does not automatically mean that your house is "worse." But that's just my opinion and you will find others here ;-)
2) In Bavaria and also here in Baden-Württemberg, many home builders still rely on the good old brick. I will also build with brick because in my opinion it has many strengths and only a few weaknesses. If you have a brick factory nearby, you can check whether they offer tours. I took a look at the production once, it is very interesting and you learn a lot of things.
3) Trench collector is a good thing and no problem for your plot. However, you should do a lot of the work yourself, otherwise you won't save anything.

Otherwise, I personally would not use a Swedish stove because it heats the air quickly and the room quickly overheats. Then, for example, you ventilate and it becomes too cold again, and the game starts all over. Therefore, I recommend a (small) masonry heater. If interested, just read up on it.

I will probably do KNX myself because it is not as much more expensive as people always say. Planning is the be-all and end-all, and if you plan smartly, you can manage with minor additional costs compared to conventional wiring, but gain future security and flexibility.
Here are two interesting threads:

For more detailed information, however, this is the wrong forum.

Hello hunter,

thanks first of all for your help.

I have to take another detailed look at the funding, or discuss it with my bank.

Yes, I have already gathered many opinions about the brick here too, it is really popular. But I just find it not quite as good in processing as the Ytongg. In my opinion, that is the biggest deficit I have... which stone is right for my house?

No, I don't know any plant nearby, but it would be interesting. I have already found the tool for the trench collector, and since my father-in-law is a passionate excavator driver, that is actually brilliant. So basically, here I only have to pay for material and diesel.

It doesn't have to be a fireplace or Swedish stove. Aren't there cheap pellet stoves that are room-air independent? Grundofen.. never heard of it, I have to look it up.

So if KNX, then on my own (I have programmed PLCs before ;-) ) But when I read through both threads, both sides (pro/con) are right. You either have to want it or not, I think.

Many thanks, Marco

Yes, that's how it is with many things in your own house ;-) But I can underline this: KNX only as a DIY project. Otherwise, the additional costs are definitely not worth it compared to the rather limited added value.

One of the most important topics in new construction and renovation is the controlled ventilation with heat recovery that is necessary due to the dense construction. This ensures that not only residual construction moisture but also the emissions present in every new product are reliably removed. Furthermore, the installation of a ventilation system is rewarded with 17.5 kWh/m²/a in the KfW funding and can contribute to advancing to the next funding level.

Thank you. But I have planned the controlled ventilation system anyway! The necessity is one thing, the luxury of fresh air another! Therefore, it is already planned.
