I have compared land prices in the nearby area. These range between 200 and 250 EUR / m². In my calculation, I assumed the lower amount. The value probably has to be determined by an appraiser for the bank in the course of the financing, right?
And as a little tip: First have a child, then see what’s left – that’s missing from your calculation (it will of course still work, but the buffer shrinks).
And don’t just assume that your partner will work full-time again – women can change quite quickly in that regard – and that’s a good thing. Especially after the second child...
I also don’t understand the salary calculation: Why is there only 380 euros less during parental leave? You only get around 65 percent – max 1800 euros. Or is she a low earner with just under 1000 net? Then it would fit...

She net parental allowance 1350.00 EUR (approx. 65 %) + 184.00 EUR child benefit
Total: 4484.00 EUR
