Plan the ventilation system before the structural shell construction begins.

Hello!

Since I have to install ventilation systems with heat recovery for my new build (semi-detached house with 4 residential units), I am considering which option to choose and what measures I can take during the shell construction to ensure that this system can be implemented optimally and cost-effectively.

A central system seems more complex, as these devices require some space and I need a system for each semi-detached house; furthermore, planning the rough installation is not straightforward, etc. Cost: 2x 7000€

A decentralized solution seems simpler. I would like to do the following: when the masons start building, I would pre-drill a 499x365x249 Ytong plan block according to DIN 160 in front of laying it in every living room to save this work later, which later certainly will not be simpler or cheaper. That’s a total of 14 times, so one hole in the wall for each living room. Cost 14x500=7000€

What do you think of my plan, are there things I should consider?

If you want a good installation, it is not just a hole anywhere. Find out where the "holes" make sense and how you need to proceed structurally to have as little noise as possible. If it goes badly, the layman lives in a drafty organ pipe.

If you don't have to live in it yourself, it can be done decentrally, but that should also be planned. Some manufacturers partially offer this.

I can already tell that even with these decentralized systems, the planning/placement is not insignificant. I'll start by building the walls, then drilling holes in the Ytong walls with a core drill shouldn't be a problem either.

I have 14 living spaces, and with that number, I would be especially cautious and not choose a product that we might have problems with later, especially with the tenants.

Are there decentralized ventilation systems that are actually unproblematic (quiet), preferably lasting a lifetime?

According to the document, Leaf1 should achieve heat recovery of up to 91%, MEnV 180 II up to 85% heat recovery
