Hello,

we are currently in the early stages of house planning. The plot is available but with some special conditions.

Access from the south via a very narrow street, about 2.60m wide.
The house may only be placed behind the "red line."

Our problem is the following:

We are unsure whether to place the garage in front of or behind the house.
I have attached the currently preferred version, although I have no ideas on how to get into the house dryly here.

I hope you have helpful ideas for us. Unfortunately, we are currently going in circles.

One probably has to accept something:

very, very long driveway or transition from house to garage not covered.

Thank you

So where exactly is the access? Coming from the bottom in the picture, right? It will really be quite long if the 55m on the right fit. That should also be considered, as it involves corresponding costs (possibly house connections, etc.).

What speaks against a garage as a boundary building? So according to the drawing, to the right next to the house, you drive straight towards it and can either regulate access to the house with an overhanging roof or an access door. Or do the other distances no longer fit then? To the left next to the house probably won't work due to the access situation, or what is located in front of the house/the red line?

Hello cschiko,

Access would be from below, yes.
So before the red line there is nothing or then the garden and to the east the access to the garage. The red line was given to us by the LRA due to gap closure etc.

There is basically nothing against your suggestion to put the garage directly next to the house. It just makes the driveway longer again. The whole thing would probably also further shrink the west terrace or west garden. (you need space for the main entrance on the east)

Parking forward or backward over 40m every day without a turning possibility is unfortunately not the best either

If the garden basically lies in front of the house, are you then not allowed to create a turning space there? The whole structure is, at least for me, still somewhat unclear. But just as a thought, the garage on the right (east) next to the house and pushed a bit to the back. Then, if you would like it that way, you can place the house entrance in front of the garage area in the east, and the west terrace would only shrink minimally as a result. According to the drawing, the garage would approximately fit next to the house. If you are allowed to pave a part in front of the house on the south side, you could create a turning space there, or not?

I would have rather considered this as an outer area line - with the consequence that not even the garage is allowed to be outside. "Gap closure" would then rather sound like a "building alignment" (which would then not only apply to a corner of the house but would usually be more like a building limit line).

Having a turning area in the garden is just not ideal. That's why our first thought was to plan the garage closer to the access road and turn there instead.

Maybe the picture is easier to understand now Thanks in advance
