Development plan/restrictions
Plot size: 2429 m²
Slope: slightly sloping down to the left (when looking at the plot from the street)
Building window, building line and boundary: only 5m boundary distance at the front and back
Floor area ratio: 0.4
Number of floors: 1 full floor
(There are actually no further restrictions such as roof pitch or similar.)
Requirements of the builders
Style, roof shape, building type: actually 2 full floors were desired -> townhouse
Basement, floors: no basement, 2
Number of people, age: 2 (planned 4), 23 & 26
Room requirements on ground floor, upper floor
Office: family use
Overnight guests per year: hard to estimate, rather few
Open or closed architecture
Conservative or modern construction
No open kitchen, preferably with cooking island
Number of dining seats: 6 (+ expandable to 12 for birthdays/Christmas)
Fireplace yes
Music/stereo wall: 5.1 surround system
Balcony, roof terrace: no
Double garage
Small vegetable garden
Other special features: it should be a smart home
House design
Who designed it: do-it-yourself, in 3D view by the developer
What is disliked? Why? More covered terrace would be desirable
Price estimate according to architect/planner: 265k€ for the house + 58k€ for the garage
Personal price limit for the house, including equipment: 300 - 320k€ (own contribution in electrical area etc. is possible)
Preferred heating technology: geothermal heat pump
If you have to do without, which details/extensions
-can you do without: size of the children's rooms and the bedroom
Why did the design turn out as it is now? months of self-planning
What is the most important/basic question about the floor plan summarized in 130 characters?
Basically, we like the floor plan. Of course, considering the costs, it would be nice if we could save a few square meters without noticeably losing living space. That is exactly the crux. Is the floor plan practical? Or could small changes bring more (space/comfort/cost savings)?
The file Grundriss 2 shows our planned floor plan on the plot with the approximate sun path. On the left side in the top view there is already a bungalow. On the right side it slopes increasingly downwards and nothing has been built there yet. There, however, 2 full floors are possible. There are no trees. The plot consists only of meadow.
I hope I have gathered the main points and look forward to your feedback.
