Payment plan okay - 13% after the floor slab?

We would like to decide on a construction company that builds turnkey solid houses. The earthworks will be awarded and charged separately, and only bathrooms and utility rooms will be tiled. Walls will be puttied in/for (?) Q2. Can you give your opinion on the payment plan?

6% after receipt of the order confirmation
5% after receipt of the building application documents
13% completion of the base slab
21% completion of the ground floor ceiling
9% completion of load-bearing walls
15% after roof covering
7% after window installation
4% completion of exterior plaster
11% completion of interior plaster
3% completion of screed
3% completion of tiling
3% after final acceptance

As a layperson, I find the initial 6% and the 13% after the base slab strange. The former because of the lack of consideration (or am I overlooking something?) and the latter seems somehow high to me.

The payment plan is not the first one that is very disadvantageous. 69% upon completion of the shell construction is far too much.

You have already paid 11% before the first excavator touches your property. So hands off...

A lot of work goes into preparing building application documents. You will have to pay that at any company.

The problem is: You make prepayments, once the shell is built, technology is not even mentioned. If they go bankrupt, you have paid too much and have to put in another lump sum. However, I have never heard of a payment schedule designed more favorably for the builder.

But never 11%, that is depending on the construction sum €20,000 - €30,000.

We paid 3% after handing over the documents. And that was the first installment.

The first 6% are definitely without much performance in return.

Ok, so it's fine :-)

As ypg already says, the plans are rarely changed. So swallow it or move on...
