Payment plan - By which installment must the roof be covered

Hello everyone,

since I am unsure at which point in our payment schedule the roof must be covered, I would like to benefit from your experience.

The relevant installments from the payment schedule are as follows:

Installment 1: X % after completion of the building application documents
Installment 2: X % after building approval
Installment 3: X % after official start of construction
Installment 4: X % after ground floor ceiling
Installment 5: X % after completion of the shell including roof truss
Installment 6: X % after completion of the windows without front door
Installment 7: X % after completion of interior plaster
Installment 8: X % after screed
Installment 9: X % upon acceptance

I would assume that the roof should be finished by at least Installment 6. Do you have any ideas here?

Is not defined in the payment schedule. If everything goes smoothly, the roof would be done right after the roof structure while the crane is still there. Also, many carpentry companies do roofing work, so it is planned together. Basically, the roof is relatively independent of the rest, it could also come after the windows and in the meantime, a tarp is on it.

: The roof structure is already on and windows installed. Therefore, again the question, by which payment at the latest must the roof be finished or can the roof in the worst case also come last?

It is important that everything is rainproof. It may be coincidence or usual practice. For us, the roof covering was also missing in the payment plan :cool:

The roof is relatively independent. For me, it will probably come later as well, the tiles (ordered in March...) still do not have a fixed delivery date.

The roof can also come later. But make sure that an additional tarp is placed before the interior work begins. Just the underlay is not 100% waterproof if it really rains heavily.
